Phase 01
Origination

Local market intelligence and deal flow through JSB Capital's decade-old U.S. real estate network — operators, brokers, developers and lenders. Frequently off-market, always informed by a ground-level read that broader buyers don't have.

Phase 02
Acquisition

Discipline at entry — capturing margin where the opportunity exists. May come from acquiring below replacement cost, capturing the developer's margin in Build-to-Rent, or cycle-aware timing when markets are stressed. Each acquisition stress-tested by the Investment Committee.

Phase 03
Value creation

Hands-on operating across 130+ residential communities under in-house management. Value-add can come from repositioning mismanaged assets, proprietary leasing analytics, pricing strategies, or renovations — driving NOI growth independent of cap-rate compression.

Phase 04
Realization

Cycle-calibrated exits through Investment Committee discretion — timing tuned to where risk-adjusted returns are strongest. Capital plus appreciation returned to investors, with the option of tax-efficient rollover into the next cycle.
